In celebration of National Homeownership Month, we’re sharing the heartwarming story of Jackie, a resilient and determined individual who overcame numerous challenges to achieve her dream of homeownership with financial support from down payment assistance (DPA) programs. Her journey serves as a shining example of how homebuyer assistance can transform lives and provide stability for those who need it most.

Jackie’s Homeownership Journey

Jackie’s homeownership journey began back in December 2019, when she made the difficult decision to transition her ailing mother —  whom she had moved into a larger, accessible home to care for — into an assisted nursing facility. Unable to afford the rent alone, she was unhoused until she was invited to move in with a friend.

As Jackie began to search for a new place to call home, she quickly realized that rent in her area had been skyrocketing even faster than the price of houses, making homeownership a more desirable option because it would provide her with long-term housing cost stability and the benefit of earned equity. Then and there, Jackie made the decision to buy a home of her own. 

Jackie faced numerous financial obstacles to homeownership, which she overcame with hard work and resolve. After a divorce that left her with no credit score because everything had been in her ex-husband’s name, she built her credit by securing a starter credit card and diligently paying off her entire balance each month. She was also able to increase her income by securing a work-from-home role during the early days of COVID.

Jackie’s homebuying journey took a significant turn when her friend suggested she reach out to Pasco County about homebuyer assistance programs. After meeting the benchmark program requirements of building up $6,000 in savings and completing the Suncoast Housing Connections homebuyer education course, Pasco County provided Jackie with a list of real estate agent and lending professional partners who could help her complete her journey.

That’s how Jackie met Pam Marron, a mortgage broker with Innovative Mortgage Services, Inc. who is passionate about connecting homebuyers with affordable financing programs. Determined to help Jackie realize her dream of homeownership, Pam leveraged Pasco County Community Development’s DPA offering with Freddie Mac’s BorrowSmart℠ program via United Wholesale Mortgage to secure affordable financing.

Ultimately, Jackie was able to secure $15,000 in DPA from Pasco County in the form of a 0% interest “silent second” loan, which she will repay over time. Additionally, Jackie received a $2,500 grant from Freddie Mac, which is completely forgiven. These combined efforts made homeownership a reality for Jackie, providing her with a sense of freedom, independence, and the knowledge that every mortgage payment contributes to building equity.

Happily Ever After

Thanks to homebuyer support from Freddie Mac and Pasco County Community Development, and the dedication of industry professionals like Pam Marron, Jackie was able to overcome the obstacles standing between her and affordable homeownership. Her story serves as a beacon of hope, reminding us all of the incredible impact that can be made when individuals, communities, and organizations come together to create pathways to affordable and sustainable homeownership.

Down payment help sounds great, but how does it actually work? What process should you follow?

While down payment programs vary greatly by state and community, there are some universal steps that will help you stay on track if a homeownership program is part of your home financing plan. Let’s look at how it worked for one Florida buyer highlighted in Business Insider.

One buyer’s story

Willy Harris, 24, and his girlfriend used a Florida first-time homebuyer program to purchase a $204,000 new construction home in Jacksonville, FL. The program allows first-time homebuyers within qualified income and purchase-price limits to receive up to $15,000 in secondary financing toward down payment and closing costs. If the homebuyer lives in the home for five years, the secondary loan is forgiven. Harris used a FHA home loan that required a 3% down payment.

They put down a $1,000 deposit to reserve the lot, while the grant covered their $7,750 closing costs and $6,150 down payment. The remaining amount of the grant went toward the principal of the home loan. Because they put 3% down, they also paid a monthly mortgage insurance premium of $109. Their first mortgage payment is currently $1,503 a month.

Harris recommends setting up a budget and savings plan, and researching programs that can give you a boost.

Check points to keep you on track

Follow these steps to get the most of using a homeownership program:

  1. Do some upfront homework. Research local homeownership education and counseling services that can help you with the process.
  2. Determine your budget. Figure how big a monthly mortgage payment you can afford on your salary. Don’t forget that your mortgage payment may include taxes and insurance too which you can estimate.
    Create a savings plan. Build a spreadsheet (or use an app) to track your expenses.
  3. Research down payment assistance programs in your area. Contact the agency offering the program or a homeownership counselor who can help you with the process.
  4. Both the buyer and the home must qualify for the assistance. Find out the home price limits and any community or neighborhood boundaries for the program that may impact your home search. Find out if you can use the program on new construction.
  5. Get a list of participating lenders for the homeownership program, available on the program provider’s website. Not all lenders offer every program.
  6. Get prequalified for a loan so you can review the numbers and make an educated decision on the type of financing.
  7. Compare offers and ask lenders about any other programs for which you may qualify. You may even be able to layer programs, for example down payment assistance plus a tax credit.
  8. Review mortgage insurance options with your lender.
  9. Complete homebuyer education courses that are often required when using a down payment assistance program.
  10. Ask about your options for using the funds. Can they be used for down payment or closing costs, or both?

When Florida Realtor Jordan Feria was getting her real estate license she discovered a little known homebuyer hack. Now she’s sharing it with every first-time homebuyer — and her business is growing as a result.

As a young mom and aspiring homebuyer herself, Jordan knew first hand the challenges of new homebuyers. It can be overwhelming — from the homeownership process to saving for a down payment.

“I heard about down payment assistance in the past, but I never thought it was real to be honest,” confessed Jordan. “When I learned more, it blew my mind. It seemed too good to be true.”

She began to look into down payment assistance for herself, but Jordan thought there might be a catch or that she wouldn’t qualify.

“I found a loan officer who works with the program. She took my hand and guided me through it,” said Jordan. “Now I send my clients to her!”

Jordan used the Florida Home Sweet Home Program combined with a Mortgage Credit Certificate when she became a homebuyer two years ago. The programs provided a $7,500 zero interest, second mortgage for the down payment and a $2,000 tax credit for the life of the loan. She closed on her own home the same month she got her license.

Realtor advice that pays off

Now, the first thing Jordan asks her buyers is which type of loan they are using and if they have thought about a first-time homebuyer program.

“It’s a completely different generation today. My clients are very receptive to information about down payment programs. Most want to learn more about all their home financing options,” said Jordan.

She wants her buyers to be comfortable and understand the home buying process. It’s something every homebuyer should look for in their Realtor, she says.

Jordan’s advice for buyers is to look into down payment programs and reach out to a participating lender who will walk them through all the steps. It’s key to find a lender who will help you understand the process and explain how the program works with your first mortgage, she says.

More than half of her buyers use programs

Jordan’s education strategy is working. Most of her marketing is now word of mouth from clients she’s helped successfully navigate the process.

Just two years in the business and Jordan has already sold 80 homes with 46 of them using at least one down payment assistance program.

When Zirconia Alleyne, editor of the Kentucky New Era, began working a news story about the Kentucky Housing Corporation’s $10,000 down-payment assistance program she didn’t know it would help her reach her own homeownership goal. Now she’s a homeowner before 30.

She recently shared her story in a column. Her message to other aspiring homebuyers?

  • Research what might be available so you can buy sooner.
  • Find a lender and real estate agent who will support you.
  • Invest in yourself — homeownership has benefits for both you and your community.

You’ll be inspired by this new Kentucky homeowner.

Here’s her story first-hand

I did it: I bought my first house, on my own merit, before I turned 30. This goal has been on my mind for a few years now, but the chances of it happening were looking grim. I mean, what 20-something has 20% for a house down payment saved amid student loan payments, car payments, rent and general life expenses? Not this one.

It’s no surprise that journalists are not rolling in dough, and saving for a down payment on your own is not easy.

I had started to push the goal down the road, until I began reporting on the Kentucky Housing Corporation‘s $10,000 down-payment assistance program through its Hardest Hit Fund.

Last November, the Frankfort-based low-income housing program announced that DAP-HHF money would be concentrated on Christian County for the next few months, meaning local residents could get a $10,000 non-repayable loan toward buying a home in the county. A few qualifications are in place, such as a decent credit score and an income cap, but the program is pretty accessible.

After doing my research, I got pre-approved and began my house search in Hopkinsville, feeling a little more confident in my goal.

By March, I still hadn’t found a house that spoke to me.

“Don’t worry, you’ll know it when you find it,” said KHC mortgage banker Teri Knott with Stockton Mortgage Company.

The company’s staff has traveled to Hopkinsville several times to tell people the funds are available and to help them get pre-approved.

I worried the money would be divvied out and gone by the time I found something I liked.

Teri — yes, we’re on a first-name basis now because she was so nurturing and patient with me during this long process — informed me that KHC extended the Christian County funding pool through November.

With the pressure off, I took my time without fear that the funds would disappear.

In May, I finally found the perfect little house and workshop for me, my boyfriend, our two dogs and our growing food business Vansauwa’s Tacos and Vegan Eats.

After sharing my life’s financial history with the bank and signing a mound of paperwork, I closed on my first home last Friday with down-payment assistance from KHC. Teri Knott plus my dedicated family friend and Realtor Vulenzo Blount with Exit Realty were at the signing table with my mother, my boyfriend and me.

“I’m proud of you,” they all said to me individually. But I can’t take all the credit.

Yes, I’ve managed my money, paid my bills on time and put a little money away as a young adult, but that doesn’t always translate to having extra funds to make adult purchases like a house. Any how, KHC made that a possibility for myself and so many others who are in my situation.

I hope that by sharing my story with you all, maybe you’ll share the program with your neighbor or adult child or grandchild who is looking to buy. Becoming a homeowner has its benefits, not only for the buyer but for the overall community. Invest in yourself and Hopkinsville. It’s worth it.

This time of year we tend to look back and realize how much has changed and how much we accomplished. We can do a lot in a year, right? But, those goals and tasks happen day-by-day. It’s the daily effort where success really happens.

This truth was never more evident than when our team here at Down Payment Resource (plus a few friends and partners!) recently partnered with Giveback Homes to complete an Atlanta Habitat for Humanity Brush With Kindness Day — an event that focuses on supporting Habitat homeowners with necessary repairs to their home.

Gwendolyn has been a successful Habitat homeowner for more than 10 years — she moved in when her daughter was just in elementary school and now she’s headed to Georgia State University to earn her nursing degree.

Gwen tearfully shared how much this home meant to her and her small family. Some of her coworkers at Georgia Tech helped her build this home years ago. Her homeownership goal was achieved with the help of Habitat, sweat equity, hard work and multiple homebuyer classes.

She raised her daughter here and became a part of the community. And, on this cold day, she joined us in painting the exterior of her home.

I think we were all amazed that this small team could paint the exterior (two coats!), take a nice lunch break and still beat Atlanta traffic home.

How did we do it?

We had a team focused around one goal and one mission. We had the supplies we needed and we knew we couldn’t stop until it was complete (no one likes to clean up paint twice!).

It mirrors what we’ve accomplished here at Down Payment Resource. This year, our team celebrated 10 years in business. We have a mission to improve the access and awareness to the more than 2,500 homeownership programs available across the country. We’re driven to empower consumers who want to achieve homeownership with this information. Our team works day-by-day to achieve these goals.

After 10 years of service, three deployments and 500 missions in the U.S. Army, Austin-based REALTOR® Raoul Rowe transitioned to civilian life, earned an IT degree and became a licensed REALTOR®. Today, he’s using his personal experience to help more veterans transition back home and succeed in their path to homeownership.

“It felt like you finished your military service with a bag of benefits and a simple ‘good luck.’ There was no one to really fully guide you through critical next steps of transitioning, including buying a home,” said Raoul.

After going through the process of buying his own home, Raoul ran into several challenges and hurdles — even losing money while trying to use his benefits.

“I kept thinking, man, there’s got to be a better way,” said Raoul. “Now I teach veterans how to purchase a home with valuable Texas veteran benefits and how to navigate that process more efficiently.”

Education is number one

Education is Raoul’s cornerstone Ready Front Real Estate. Raoul created an educational video series for buyers delivered to them after they sign up on his website. The video series includes shopping for a mortgage and searching for down payment assistance programs. Plus, his buyers have homework to complete after each video.

“I know where these veterans are coming from. I built an educational program I wished I had when I was buying a home. I really want to offer my veteran buyers a full-service education,” said Raoul.

He learned quickly that buyers first need to investigate homeownership programs for which they may be eligible. Through his membership with the Austin Board of REALTORS®, Raoul has access to Down Payment Resource tools to help connect his buyers with down payment help. He directs his buyers to search for programs through his personal down payment program landing page. When buyers complete the form, he reviews results with them and adds them to email campaigns to keep them moving along in the home buying process.

He explains to his buyers that lenders participate in different programs and encourages them to review with a lender who will recognize those opportunities. Raoul also cultivates relationships with lenders and learns what programs they can offer.

Texas Operation Giveback

Raoul took his educational focus one step further and set up a nonprofit for veterans called Texas Operation Giveback, INC. that is specifically geared toward educating veterans on homeownership and fiscal responsibility while giving back to the community. He works with groups like the Texas Veterans Land Board and other finance and real estate experts to provide free trainings. Buyers who complete the trainings and who have served are eligible for his Real Estate Rewards program that provides cash back — directly from Raoul’s commission — when they close on their home.

Raoul says he’s just doing what’s right by giving back and educating veteran buyers with the knowledge he’s gained. And, he’s engaging others in the real estate community to serve alongside him.

After his own military service, Raoul is finding new ways to serve those who serve our country, as well as others in the community. He even joined our Down Payment Resource team on a Habitat for Humanity Build Day in Austin.

When you last accepted a new job, you probably researched benefits – everyone wants to know about health insurance, vacation time, the 401k match and whether or not there’s free coffee. But did you ask about employer-sponsored down payment assistance?

If it’s been a while since your employee orientation, you might want to check. You might be surprised – we were!

The assist we almost missed

When my husband and I started looking for our first home in 2012, down payment assistance (DPA) wasn’t really on our radar. That’s not too surprising: A November 2017 report from the Urban Institute indicated that 76% of consumers are not too familiar or not familiar at all with low down payment programs.

We got pre-approved, toured five homes and made an offer on a  sixth, one week after it went on the market. We already knew how much of our savings we wanted to use for a down payment (about 10% of the purchase price, so we were planning on financing the rest and taking advantage of private mortgage insurance).  We thought we were pretty set, down-payment-wise.

But fortunately for us, house-hunting is a great topic for workplace small talk. And at some point between the offer and the commitment letter from our lender, my husband’s work pal asked him if he knew about their employer-sponsored down payment assistance program.

We thought, “DPA, us? We can afford our down payment, so will we qualify?” But lo and behold: The home was within the program’s geographic boundaries, and we qualified for $3,500 of down payment assistance, forgivable over three years (as long as my husband stayed with his employer).

Every little bit counts

$3,500 may not seem like a lot of money to some people, but to us it was an extremely welcome buffer between closing costs and our remaining savings.

To quote 2012-me in an exclamation-point filled email to my husband (research for this post took me deep into my own email archive): “It will cover our closing costs, plus some of the down payment, so we should be able to get the essentials for the house without dipping too far into our remaining savings!”

Those essentials included a much-needed washer, dryer and dehumidifier. I think about that down payment assistance every time I do the laundry. (Or I would if I ever did the laundry – that’s my husband’s job.)

It doesn’t hurt to check

So if you’re thinking of buying a home, check with your employer to see if they participate in any down payment assistance programs. Even if you think your employer is too small, or you won’t qualify, it doesn’t hurt to ask – it’s one work perk that can really make a difference when you need it the most.

Amber Bennett is simultaneously pursuing two big goals – her dream to compete in the Olympics in beach volleyball and her real estate career.

“Most athletes need to find a flexible job to earn a living while training. As a Realtor, I can have a career on my terms without giving up my Olympic dream,” said Bennett.

A real estate law class at Tulane sparked her interested in real estate. Now, just four years after graduating, she’s reaching her peers in their mid- to late-20s with information about homeownership she knows they want.

Helping New Buyers

“My peers are all first-time homebuyers and don’t have a large sum of money saved for the down payment. Other agents may not give them the attention and education they need. I was showing them that they could qualify and didn’t need 20 percent down,” said Bennett, an agent with Keller Williams St. Petersburg.

Bennett attended a training provided by Stellar MLS that included information about Down Payment Resource and down payment assistance programs. She said the programs in her market are really valuable to her first-time homebuyers.

“Talking about down payment help is a great way to touch base with potential buyers about something specific,” said Bennett. “The leads I get from my Down Payment Connect online search page provides me with useful details about the type of home they want and their household. I use that information to customize a sales meeting with new clients.”

Bennett said buyers today are doing research ahead of time and Down Payment Resource helps them understand their home financing options.

“I like that first-time homebuyers really absorb the information and details I provide. They are open minded and listen,” said Bennett.

Down Payment Resource Makes the Connection

Bennett uses Down Payment Resource (provided as a core service through her MLS) in a variety of ways:

  • Her unique Down Payment Connect search page is on her email signature, alongside her photo. Prospective clients can search for programs and Bennett gets the lead email.

  • Highlights listings that are eligible for down payment assistance.

Bennett recently helped three families become first-time homebuyers with the help of Down Payment Resource and local down payment assistance programs. They were thrilled to get in a home sooner and with more equity than they thought possible. Her buyers qualified for down payment and closing cost help ranging from $10,000 to nearly $14,850.

“Having 10% down is way better than having 3% down. My clients are starting families and need that extra boost to buy,” said Bennett.

Bennett advises other agents to find good lender partners who are experts at working with these programs. Using a down payment assistance program isn’t much more complicated than the mortgage application process – you just need to have the right partners.

“If the buyer isn’t willing to give the agency or lender additional information for $15,000 in down payment help, then they aren’t really motivated buyers anyway,” she surmises.

Bennett also gets her buyers into the required homebuyer counseling as soon as they can. In fact, Bennett is actually going through the program so she can see first-hand what her buyers are learning.

What’s next?

Bennett plans to use a down payment program herself to buy a single family home with an in-law suite so she can live in the home and rent out rooms for additional income. Bennett also maintains a strict training schedule to stay focused on achieving her Olympic dream by 2020.

It’s a perfect 10.

During June Homeownership Month, we’re excited to celebrate our 10th year in business. Down Payment Resource is the first in the housing industry to aggregate and keep current information about homeownership programs nationwide. Today, we integrate data about program benefits and eligibility criteria with Multiple Listing Services, lenders and agents.

Homebuyers consistently rank the down payment as the greatest obstacle to homeownership and, unfortunately, many opt out of buying a home because they overestimate or don’t understand the down payment requirements.

“DPR has straddled the intersection of real estate sales, mortgage banking, and affordable housing for the last 10 years. We’ve learned that buyers who can benefit from down payment help are a significant and underserved market segment, not the small niche many mistake it for,” said Rob Chrane, CEO of Down Payment Resource. “I’m proud of the work our team has done to help elevate the conversation of homeownership programs in communities across the country and empower more homebuyers with information that could help them buy a home sooner.”

Transparency of down payment data

Since 2008, DPR has advocated for greater transparency of available down payment help so consumers can evaluate their full range of options. Like tax data, walkability scores and school information, down payment assistance information is another important layer of property data.

Working with MLSs, DPR’s proprietary software flags listings that are eligible for down payment programs. DPR currently works with MLSs representing a diverse array of markets across the U.S.

DPR’s lender tools provide loan officers with transaction-level matching of borrowers, properties and approved programs. DPR’s lender business has grown rapidly as the purchase mortgage market dominated.

DPR’s public website allows homebuyers to complete a self-directed search for down payment help.

The company has also published a wide-range of research reports in collaboration with housing leaders including ATTOM Data, Realtor.com, NerdWallet, Freddie Mac and the Urban Institute, that help illustrate the down payment challenges and opportunities for today’s homebuyers.

Commemorating DPR’s 10th anniversary

To celebrate the company’s success, DPR has planned a series of initiatives to highlight the importance of affordable homeownership:

  • DPR will work with Giveback Homes to sponsor two Habitat for Humanity build days – one in Austin, Texas with volunteers from Austin Board of Realtors, and another in Atlanta, Georgia, DPR’s headquarters.
  • DPR will introduce the Beverly Faull Affordable Housing Leadership Award, in memory of accomplished real estate industry veteran and one of DPR’s first employees. Beverly Faull was a tireless advocate for the company’s mission of helping homebuyers access down payment programs. The award, to be announced in the fall, will recognize someone who has demonstrated leadership in providing more access to homeownership and affordable housing finance solutions.
  • DPR is partnering with mortgage insurance provider MGIC to enhance consumer understanding of the availability and benefits of down payment assistance through content on its consumer site, ReadyNest.com.
  • DPR, along with Freddie Mac, will commission the second annual Barriers to Homeownership report from the Urban Institute’s Housing Finance Policy Center.

We love hearing success stories from agents, lenders and homebuyers. Here’s how one Florida agent and broker is using Down Payment Resource to help his buyers and train his team of agents.

“I don’t know why every agent isn’t using Down Resource,” wondered Peter Rivera, Re/Max broker owner and 2017 president of the Punta Gorda/Port Charlotte Association of Realtors.

Rivera realized the power of Down Payment Resource (DPR) after working with a recent first-time homebuyer. His buyer, a single mom making a good income, simply didn’t have the savings for the down payment. She planned to put her home buying dream on hold and continue to save. However, she was concerned that the longer she waited increasing home prices would make it more difficult to buy.

Rivera logged into his MLS, Stellar MLS, and used DPR to find and print out a list of down payment programs for which she would qualify. Fast forward a few weeks and with the help of an FHA loan and the Florida Assist Down Payment Assistance Program, his buyer and her two children moved into a home they didn’t initially think they could buy. The program provided his buyer with a $7,500 no interest, deferred loan to cover the down payment and closing costs. Even better, her home has increased in value since she purchased it.

Conversation starter

Today, Rivera uses DPR regularly in his weekly agent trainings where he goes over MLS tools available to agents. DPR is one of the more popular tools across his agent base. Many of his Re/Max agents are seeing success with the program.

“It really takes no time at all to look up the information and provide to a customer,” said Rivera. In fact, he used DPR to investigate programs for several buyers who didn’t end up qualifying. Rivera says it’s a conversation starter any agent can use in their business.

Rivera shows his agents how to find and use their own Down Payment Connect link, a unique landing page that invites homebuyers to fill out a form to discover if they are eligible for down payment programs in their market. Leads are delivered to agents via email. Agents can add the link to their website, email signature, social media and Facebook ad campaigns.

Positive marketing

“Down Payment Resource is one of my favorite programs offered by Stellar MLS. DPR gives buyers one more reason to work with an agent, and when it’s used right, it can garner solid business,” said Rivera.

Rivera likes that DPR makes it effortless to find state and local program information, including the lenders participating in the programs. He says this type of detail is difficult for a buyer to find on their own.

DPR also gives agents something positive to share on social media. During an online training Rivera conducted, one agent put the Down Payment Connect link up on his Facebook page and by the end of the training he had a customer shopping for homes.

Rivera says it’s best to promote a listing with a few specific down payment assistance benefits that are available for that home. It highlights the possibilities for buyers.

He tells his agents to work alongside good mortgage brokers. Participating lenders know the programs and can help make it seamless for the homebuyer.

Here at Down Payment Resource we work hard everyday to gather the details of programs that are available to help more families become homebuyers. But, sometimes when you’re behind your laptop or at a conference, you can lose sight of the big WHY: why your day-to-day job matters.

This holiday season, our team got out of the office and took some time to help one family achieve their homeownership dream. With Giveback Homes, we sponsored an Atlanta Habitat for Humanity Build Day, and also provided sweat equity by working onsite. And, to make it even more fun, we invited local agents who use our service to join us.

The day was a great reminder that sometimes you need to recharge by getting back to the heart of what you do. For us, it was seeing that first-time homebuyer and her daughter presented with the keys to their first home.

A mother’s dream

Ms. Brown, the new homeowner, was out at the site with us all day. She grew up in her mother’s home and wanted that stability for her own daughter’s future, as well as a safe community where she could play. Ms. Brown works in housekeeping at a medical facility. She enjoys cooking and volunteering at her daughter’s school.

As it was the final build day, our team was focused on interior painting, exterior projects,  clearing the lot and landscape improvements. We cut back an overgrown side yard, painted trim work inside and installed fascia and bargeboard on the home’s exterior.

I learned some new landscaping tricks, like how to use the back of a hammer like a garden trowel and how to pressure wash paint off a sidewalk. I also learned that our CTO has zero fear of heights and can work his way around some power tools. And, our CEO enjoyed cutting back an overgrown side yard using a sawzall to cut vines, which may be a first.

During the day, Ms. Brown’s daughter joined us and saw her new home for the first time. Her daughter is nine and in the fourth grade — the same as my son. Wide eyed, she walked up the driveway and explored the home for the first time. She told me she saw her new bedroom and loves the window with a view to the big yard. She also liked the pretty flowers by the new mailbox.

That afternoon, Ms. Brown and her daughter stood on the front porch as they accepted their keys to the house. Her daughter wiped happy tears from her eyes as she watched her mom share what this home meant to her, and thanked her family and the volunteers for their support.

Sweat equity and education

Caleb, the Habitat for Humanity project manager, shared how hard Ms. Brown worked to get to reach her goal. Ms. Brown put in 250 hours of sweat equity and completed 12 homeowner education classes. In return, she’ll enjoy an interest free mortgage with low monthly payments. Jokingly, Caleb told her she could now delete his number from her phone.

Welcome home

In this complicated world of housing finance and real estate transactions, we can get consumed by the details. But, when we see a first-time homebuyer invest in their community stand on their new front porch, you’re reminded why this work is important.

All day, Ms. Brown and her daughter proudly wore their Habitat shirts that said, “This house is MY house.” Yes, it sure is. Welcome home.

Kris Rosser Schmitt, Illinois based agent and managing broker at the Barbier Agency, has fueled her business with first-time homebuyers since 2001. Why?

“As agents, we are psychologists who sell houses. And first-time homebuyers are your best referral strategy…if you do it right. You are going to hand hold and educate more, but the ROI [return on investment] is huge. When you build trust with first-time homebuyers, you’ll gain stronger, more motivated leads,” said Kris.

Kris puts the focus on serving her first-time buyers well and they do the rest. Kris said her successful first-time homebuyers will give her 5 -10 leads in the next 12 to 18 months. They actively share all the details about their home buying experience with their friends and family.

“We [agents] are relationship based people. That’s how we sell,” said Kris.

Power up your first-time homebuyer business with down payment programs

Kris works with a lender who specializes in credit repair and provides guidance and help for first-time homebuyer who could benefit from a down payment program.

“If they can qualify, then by golly we do it,” said Kris.

For years, Kris relied on her lender and her own research to stay updated on homebuyer programs and help connect buyers to opportunities. Her MLS, MARIS, integrated Down Payment Resource into property listing data. Down Payment Resource flags eligible homes and provides members with tools to search program details and connect buyers to programs.

Kris said, “Anytime we have an opportunity to give buyers a tool to get in a home, then I do it.”

With Down Payment Resource, Kris said she can help reduce the barrier of entry to programs with her lender partners. She can source programs first and then go to the lender with the buyer’s options.

Down Payment Connect links buyers to programs

She recently set up her own Down Payment Connect landing page and program search. It’s provided by MARIS, her MLS, through its partnership with Down Payment Resource and allows her to share a link to her own program search with prospects and clients in her email signature, website and social media. In minutes, she found her individual link and graphics and began promoting her page.

Kris created two Facebook and Twitter posts featuring down payment programs and her Down Payment Connect page. She boosted her Facebook posts, paying less than $1 per click for her clicks and leads. In addition, she earned 40 new Facebook page likes as a result of the campaign.

Kris adds all her Down Payment Connect leads to her regular marketing campaigns to help nurture those who may not be ready to buy just yet.

Now, she’s directing her team to use it and make Down Payment Connect part of their email signatures.
